Kirkwood was laid out in 1853 as the first planned commuter suburb west of the Mississippi, and its older streets have concrete that has been settling for generations. In Kirkwood, the sidewalk in front of your home is your responsibility too. We lift sunken sidewalks, driveways, walks and patios with mudjacking.

Old neighborhoods, mature trees and a city code that puts sidewalks on the owner make for a few common Kirkwood jobs.

Kirkwood's code lists a vertical edge of 3/4 inch or more as a defect the owner must fix. Lifting the low panel back up to its neighbor is often the fastest, cheapest way to clear it.

From the 1920s bungalow streets in the northeast to the post-war homes built when Kirkwood more than doubled in size, older driveways have had decades to settle and crack at the joints.

Stoops and steps poured against older foundations tend to settle and tip away from the house. That gap lets water in behind them and makes the entry uneven.

Mature trees pull moisture from the soil in dry summers, and the ground under nearby slabs shrinks and settles. Panels near the trunk often sit lower than the rest.
These are the kinds of slabs we lift every week across St. Louis and St. Charles counties. The slab stays in place; we raise it and fill the empty space underneath.

A quick look at how lifting works on real slabs. The grout goes in through small holes, fills the empty space underneath, and raises the concrete back toward level.
We're part of Nick Gress Foundations and work all over St. Louis County. We'll tell you straight if a slab can be lifted or if it needs to be replaced.

We drill a few small holes through the settled slab to reach the empty or soft spots underneath.

A cement-based grout is pumped under the slab. It fills the voids first, then slowly raises the concrete back toward level.

Once the slab is where it should be, we patch the holes and clean up. Most jobs are finished the same day.

The Missouri Geological Survey's map of the Kirkwood area shows wind-blown silt (loess) on the uplands that can total up to 100 feet, and notes the contact between loess layers can act as a slide plane on steep slopes. Where the loess is thin, the limestone underneath can be karstic, with sinkholes and caves.
Along the Meramec River the map shows river deposits from under 10 feet to over 100 feet thick, and it notes that low areas were later filled with soft organic clay that sits under many kinds of infrastructure.
Loess and organic clay both lose strength when water gets into them. Over decades, that water compacts the soil or carries it away, and slabs sink. Mudjacking fills the void and lifts the concrete back toward level.

Nick and his family turned my highly uneven, and very large, concrete driveway and pad into an almost perfectly level sheet. It was amazing to see. Nick and his family were awesome to work with, the price was fair, and the results were amazing. I highly recommend them.Posted on Google![]()

Nick and his team were extremely punctual, hard working and completed the task on time. We had almost fifty feet of foundation cracks repaired as well as the driveway mudjacked. Would highly recommend for future work.Posted on Google![]()

I wrote a bad review earlier about bad communication. His family was very ill that is why he was slow to get back to me. I ended up hiring them for a large driveway leveling job and it turned out great. Great quality and great pricing. I have referred St. Louis Mud Jacking multiple times since my project and I will continue to use them on my properties. I wish there was a way to remove my old review but I wasn't able to. Great company!!!!
In Kirkwood, the owner is. City code (Ord. No. 9493) says the owner of any premises is responsible for the maintenance and repair of any sidewalk in front of it. If the city sends notice and the work isn't done, the city can do it and bill the owner, and an unpaid bill can end up on the property tax bill.
The city's code lists defects that include a vertical edge of 3/4 inch or more between panels, and slabs that are upheaved or sunken enough to create a grade change steeper than 1 in 12. If you've received a notice, call us and we'll look at whether lifting can bring it into line.
In most cases, yes. If the panels are still in one piece, mudjacking raises them back to level without tearing out concrete. Broken or crumbling panels may need replacement, and we'll tell you if that's the case.
Most sidewalk and driveway jobs are done in a few hours. We'll let you know when it's ready for foot traffic and when to drive on it.
