Mudjacking & Concrete Leveling in Frontenac, MO

Frontenac started as Frontenac Estates, a layout of 26 two-acre estates, and it is still mostly homes on one-acre lots. Big lots mean long driveways, wide patios and walks that run a good way from the street to the door. When the ground under that concrete gives way, we lift it back toward level with mudjacking.

Small holes are drilled, grout is pumped in to fill the void and lift the slab, and the holes are patched with the slab back to level. Void Level again Soil washes out. The slab sinks. Concrete Problems We Fix Around Frontenac

Frontenac's population peaked at 3,920 in 1970, so much of the concrete here has been in place for decades. These are the jobs we see most.

Concrete driveway slab sunken below the edge of a garage door

Long driveways that dip in the middle

On a big lot, a driveway can run many panels deep. One panel that loses support drops below its neighbors, and you feel the bump every trip in and out.

Patio slab settled away from a brick wall

Back patios that tip toward the house

Large rear patios often span ground that was graded when the house was built. As the soil settles, one edge sinks and rain starts running toward the foundation.

Front entry steps and stoop pulling away from a brick home

Entry steps that pull away

Front steps are usually poured separately from the foundation. When they settle, a gap opens against the house and the top step no longer lines up with the door.

Sunken concrete walk at a storefront door

Commercial walks at shops and restaurants

The city describes itself as a place for gracious living, shopping and dining. Sunken walks at those businesses make an uneven edge right where customers are looking up at the door, not down at their feet.

Before & After: What Mudjacking Fixes

These are the kinds of slabs we lift every week across St. Louis and St. Charles counties. The slab stays in place; we raise it and fill the empty space underneath.

How Mudjacking Works

Small drilled holes in a settled concrete walkway before mudjacking

1. Drill small holes

We drill a few small holes through the settled slab to reach the empty or soft spots underneath.

2. Pump and lift

A cement-based grout is pumped under the slab. It fills the voids first, then slowly raises the concrete back toward level.

3. Patch and clean up

Once the slab is where it should be, we patch the holes and clean up. Most jobs are finished the same day.

    Why Concrete Sinks in Frontenac

Frontenac appears on the Missouri Geological Survey's map of the Creve Coeur quadrangle. The map shows the uplands here covered by two layers of wind-blown silt (loess) that can reach 100 feet together. It warns that where those layers meet, on ground with a lot of relief, the contact can become a slide plane, and that water perches where the silt rests on shale.

The map notes that where the silt cover is thin, the limestone below may be karstic. It marks areas with high concentrations of sinkholes and caves, formed as the Mississippian-age limestone under this area slowly dissolves.

Dry, packed silt carries a slab well. Wet silt washes out and settles, and that's when concrete starts to drop. Mudjacking fills the hollow with grout and lifts the slab, and keeping gutters and downspouts draining away from the edges helps it stay put.

Nick and his family turned my highly uneven, and very large, concrete driveway and pad into an almost perfectly level sheet. It was amazing to see. Nick and his family were awesome to work with, the price was fair, and the results were amazing. I highly recommend them.

Nick and his team were extremely punctual, hard working and completed the task on time. We had almost fifty feet of foundation cracks repaired as well as the driveway mudjacked. Would highly recommend for future work.

I wrote a bad review earlier about bad communication. His family was very ill that is why he was slow to get back to me. I ended up hiring them for a large driveway leveling job and it turned out great. Great quality and great pricing. I have referred St. Louis Mud Jacking multiple times since my project and I will continue to use them on my properties. I wish there was a way to remove my old review but I wasn't able to. Great company!!!!

    Frontenac Mudjacking FAQ

Who fixes the sidewalk in front of my Frontenac home?

For a public sidewalk, check with Frontenac Public Works at 314-373-6550. Your driveway, walks, steps and patio are yours, and that's where we can help.

Can you lift a long driveway without tearing it out?

Yes, in most cases. We lift only the panels that dropped and bring them back in line with the rest. If a panel is shattered, we'll point that out so you can replace just that piece.

Will mudjacking tear up my yard or landscaping?

No. We drill small holes in the slab, pump grout through them to fill the space underneath, and patch the holes when the slab is back in place. There's no digging out of the concrete.

Why does concrete settle on Frontenac's ground?

Most of Frontenac sits on deep wind-blown silt over limestone. Silt holds up when it's dry, but water from roofs and slopes softens it and carries it away, and the slab settles into the space.

Do you serve the areas around Frontenac?

Yes. We work in Ladue, Creve Coeur, Des Peres, Kirkwood and across St. Louis and St. Charles counties.
