Mudjacking & Concrete Leveling in Hazelwood, MO

Hazelwood had just 336 residents in 1950 and more than 14,000 by 1970, so a large share of its homes and driveways come from that 20-year building boom. After 50 to 70 years, much of that concrete has dropped. We raise it back toward level with mudjacking instead of tearing it out.

How mudjacking lifts a sunken driveway Animation: soil washes out under a driveway and the slab sinks below the garage floor. Small holes are drilled, grout is pumped in to fill the void and lift the slab, and the holes are patched with the slab back to level. Void Level again Soil washes out. The slab sinks. Concrete Problems We Fix Around Hazelwood

Hazelwood has older neighborhoods, a creek that runs right through town and large industrial sites along Lindbergh. Each brings its own kind of sunken slab.

Concrete driveway slab sunken below the edge of a garage door

Driveways that sink at the garage

Driveways poured during the 1950s and 60s boom have had decades for the soil under them to compact. The panel by the garage often ends up lower than the floor, leaving a ledge that catches tires and snow shovels.

Front entry steps and stoop pulling away from a brick home

Front stoops on 1950s and 60s homes

Small concrete stoops on homes from this era often tip away from the front wall. The open seam lets rain soak in behind the step, which softens more soil and makes the gap grow.

Patios and walks near Coldwater Creek

Coldwater Creek winds through Hazelwood after it passes under the airport. Yards that drain toward it hold more water, and back patios and side walks on that ground settle unevenly.

Warehouse floors in the industrial parks

Hazelwood is home to big industrial sites such as the Hazelwood Logistics Center and the TradePort park north of the St. Louis Outlet Mall. Floor and dock slabs that sink at the joints are hard on forklifts and pallet jacks.

Before & After: What Mudjacking Fixes

These are the kinds of slabs we lift every week across St. Louis and St. Charles counties. The slab stays in place; we raise it and fill the empty space underneath.

How Mudjacking Works

Small drilled holes in a settled concrete walkway before mudjacking

1. Drill small holes

We drill a few small holes through the settled slab to reach the empty or soft spots underneath.

2. Pump and lift

A cement-based grout is pumped under the slab. It fills the voids first, then slowly raises the concrete back toward level.

3. Patch and clean up

Once the slab is where it should be, we patch the holes and clean up. Most jobs are finished the same day.

    Why Concrete Sinks in Hazelwood

Coldwater Creek starts in Overland, runs through a culvert under Lambert airport and then turns northeast through Hazelwood toward the Missouri River. A 1971 U.S. Geological Survey flood study of the creek's basin found that most residents it interviewed called the June 1957 flood the worst they had seen. In that storm, Lambert Field recorded 8.54 inches of rain in 12 hours.

Away from the creek, Hazelwood is built on wind-blown silt (loess). The Missouri Geological Survey's map of the St. Charles quadrangle, which takes in the west side of Hazelwood, shows that loess in two layers over limestone and notes the limestone can be karstic where the loess is thin. Toward the Missouri River, the same map shows deep river deposits with groundwater just 5 to 15 feet down.

Loess holds a slab well while it stays dry and packed. Once water gets underneath, the silt compacts or washes away and leaves a hollow. Mudjacking fills that hollow with a cement-based grout and lifts the slab, and good drainage away from the concrete helps keep the fix in place.

Nick and his family turned my highly uneven, and very large, concrete driveway and pad into an almost perfectly level sheet. It was amazing to see. Nick and his family were awesome to work with, the price was fair, and the results were amazing. I highly recommend them.

Nick and his team were extremely punctual, hard working and completed the task on time. We had almost fifty feet of foundation cracks repaired as well as the driveway mudjacked. Would highly recommend for future work.

I wrote a bad review earlier about bad communication. His family was very ill that is why he was slow to get back to me. I ended up hiring them for a large driveway leveling job and it turned out great. Great quality and great pricing. I have referred St. Louis Mud Jacking multiple times since my project and I will continue to use them on my properties. I wish there was a way to remove my old review but I wasn't able to. Great company!!!!

    Hazelwood Mudjacking FAQ

Who fixes the sidewalk in front of my Hazelwood home?

The City of Hazelwood lists care and repair of sidewalks among the jobs of its Public Works Maintenance Division. For a problem with a public sidewalk, contact Hazelwood Public Works at 314-731-8701. Your driveway, walks, steps and patio belong to you, and those are the slabs we lift.

Is a driveway from the 1960s worth lifting?

Often it is. What matters is whether the concrete is still in large, solid sections. If it is, lifting fixes the ledges and drainage for less than new concrete. If it has broken into many small pieces, we'll tell you replacement is the better choice.

Does living near Coldwater Creek affect my concrete?

It can. Ground that drains toward the creek stays wetter, and wet silt is easier to wash out from under a slab. Keeping gutters and downspouts emptying away from patios and walks makes a big difference.

Do you lift warehouse and industrial floors?

Yes. We lift settled floor slabs, dock approaches and walks at commercial and industrial buildings. We can plan the work around your shifts so the building keeps running.

Do you serve the areas around Hazelwood?

Yes. We work in Florissant, Bridgeton, Ferguson, St. Ann, Maryland Heights and across St. Louis and St. Charles counties.
